These Terms and Conditions govern your use of islandhomerenovations.com. They also set out the general terms on which we quote for and carry out renovation work, although every project is governed primarily by its own signed construction contract.

2. Use of this website
- You may view, download and print pages for your own personal or internal business use.
- You may not republish, sell, rent or sub-license material from this site, or reproduce it for commercial purposes, without our written permission.
- You may not use this site in any way that causes damage or impairs availability, or in connection with unlawful, fraudulent or harmful activity.
- You may not use automated systems to scrape, harvest or index the site beyond ordinary search-engine crawling.
3. Website content
We take care to keep the information on this site accurate and current, but construction pricing, building code requirements, municipal fees and material availability all change. Content is provided for general information only and does not constitute a quotation, a professional opinion or advice on your specific property. See our Disclaimer.
4. The cost estimator and published price ranges
The estimator on this site produces an indicative range based on averages from our completed projects. It is not a quotation, it does not account for the condition, access, age or structure of your property, and no contract arises from it. Only a written quotation signed by an authorised representative of Island Home Renovations Ltd. is binding on us.
5. Quotations, estimates and contracts
- Written quotations are valid for 30 days from the date of issue unless stated otherwise.
- Quotations are based on the scope, drawings and allowances described in them. Work outside that scope is charged by written change order, agreed before it is carried out.
- Allowances are stated sums for items you have not yet selected. If your selection costs more, the difference is added; if it costs less, it is credited.
- Concealed conditions — rot, hazardous materials, non-compliant wiring, unstable soil — cannot be known until work opens the structure. They are handled by change order at agreed rates.
- A construction contract is formed only when both parties sign it and the deposit is received.
6. Payment
Payment terms are set out in each contract. Our standard practice is a deposit at signing, progress payments tied to completed milestones, and a holdback released when the deficiency list is closed. Builders lien holdbacks are administered in accordance with the BC Builders Lien Act. Overdue amounts accrue interest at 1.5% per month (19.56% per annum) from the due date.
7. Warranty
We provide a written five-year workmanship warranty on the work we perform, in addition to any manufacturer warranty on supplied products. Qualifying new construction may carry statutory 2-5-10 home warranty coverage through a licensed warranty provider. The warranty does not cover normal wear, movement and settlement within normal tolerances, damage caused by others, lack of maintenance, or work altered by another contractor.
8. Cancellation and changes
- You may cancel before work begins; we will refund the deposit less design work, engineering, permit fees and any non-returnable materials already ordered on your behalf.
- Once work has begun, cancellation is governed by the termination provisions of your contract, which cover work completed to date, materials on site and reasonable demobilisation costs.
- Custom millwork and special-order items are not returnable once in production.
9. Limitation of liability
Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything that cannot lawfully be limited under British Columbia law — including rights you may have under the Business Practices and Consumer Protection Act.
Subject to that, our liability arising from your use of this website is excluded to the fullest extent permitted by law, and our liability in relation to construction work is as set out in the applicable contract. We are not liable for indirect or consequential loss, including loss of profit, loss of rental income or loss of opportunity.
10. Intellectual property
All content on this website — text, photographs, drawings, layout, logos and the estimator tool — is owned by or licensed to Island Home Renovations Ltd. and protected by Canadian and international copyright law. Design drawings prepared for a client remain our intellectual property and are licensed to the client for use on their own property, unless the contract says otherwise.

Links to other websites are provided for convenience. We do not control them, do not endorse their content, and are not responsible for anything you find there.
12. Governing law
These terms are governed by the laws of the Province of British Columbia and the federal laws of Canada applicable there. Disputes are subject to the exclusive jurisdiction of the courts of British Columbia, save that either party may first require good-faith mediation in Victoria, BC.
13. Changes to these terms
We may revise these terms at any time by updating this page. The version in force is the one published on the date you use the site. Continued use after a change constitutes acceptance.
