Most renovation stress comes from not knowing what happens next. This is the sequence, every project, every time.

Free consultation

Week 0

An hour in your house, not a showroom. We look at what you have, listen to what you want, and give a realistic budget range on the spot.

Design & fixed quote

Weeks 1–4

Plans, 3D views and a line-item quote with named allowances. You approve the room before anything is ordered.

Permits & ordering

Weeks 4–10

We file the permit and answer plan-checker comments while long-lead materials are ordered, so the two run in parallel.

Build

Weeks 10+

One crew, one project manager, dust walls up, and a written update with photographs every Friday.

Handover & warranty

Final week

A deficiency walk with you, everything on the list closed, then your permit record, warranty and as-builts in one folder.

The things everybody asks first

Kitchens generally run $45,000 to $135,000, bathrooms $22,000 to $75,000, basement suites $110,000 to $190,000 and additions from $180,000. Our estimator gives a realistic band in about thirty seconds, and every quote we issue is fixed-price after design.

Yes. We prepare drawings, file the building permit, respond to plan-checker comments and attend every inspection through to final sign-off. You get the closed permit and inspection record at handover.

BC Housing Licensed Residential Builder, $5 million general liability, WorkSafeBC coverage in good standing, and a written five-year workmanship warranty. Certificates are sent before you sign anything.

Greater Victoria, the Saanich Peninsula, the Westshore, Sooke and the Cowichan Valley as standard, plus a limited number of projects further up-island each year.

We walk the space with you for about an hour, look at the panel, the crawlspace and anything that will affect the work, talk about what you actually want, and give you an honest budget range before anyone mentions a deposit.
